Maybe it is intentional for that to leak. Labour shortage is being blamed for a part of the rise in housing construction costs, yet building companies have gone bust. Surplus labour to drive down costs?

and explain to the populace tgat only by having more migrants can we have less house crisis

so more migrants, more housing..if we can sell that co2 is bad for us, why not that lullaby..

well at least, then, the money would have be used arguably in the interest of Australia
that was last century ALP which still had a bit of Australia interest and pride
whereas such scheme are just pushing to the destruction of Australia.
When i think this government is going to stand at Anzac Da/Gallipoli celebrations and read some BS about Australia unity, it makes me sick but hey, they get voted in, as Macron was in France .
We get what we deserve
we send billions to "defend" Ukraine against its cultural cousin but we invite the invaders within....

i think it is a clear demonstration we are governed by loonies who do not have an ounce of "common sense"..
the same moving in half a million or more migrants a year and are surprised that housing is stretched,
then infrastructure is stretched
then crime, rape and DV exploding

Crickey If these homes(?) are built to Indian standards then stand aside as they fall apart. little to no faith when these sorts of projects are mooted.

indeed, high time that the average Australian starts feeling what globalise competition means, that might put some brain back in some voters....
 
I was asked to do some insurance report work previously for a builder I knew. Had to ping a lot of new builds from overseas trades.
There's a lot of friction in the trade community as well.

The other thing is they get to go through tafe without an apprenticeship. They just go through without understanding most of the time then get fed the answers. I got told this from the head of one of the trade departments. The Aussies couldn't join the course if they just wanted to learn or up-skill a bit. But they were letting recent immigrants through.

I've seen the level of the work and its atrocious. There is no upside to it.

Government learnt too much from covid.
If you just pretend everything was done awesomely, rusted ons idiots will defend you to the end. Call everyone else a nazis or cooker.

They just change the story when these fish bowl memories forget.
This is the most dangerous Government we have had in a while. Hope they come to their senses.
 
Was listening to a podcast last night that had the following statistic, its from memory so take with a grain of salt.

Due to Covid and WFH phenomena that average dwelling ratio has fallen form 2.8 persons per dwelling to 2.2.

If they could get it back up to 2.8 would mean housing an extra 800k people with out the addition of new builds.
 
I reckon there is some truth there.
The real problem is that it costs so much to change houses (stamp duty, selling costs) that empty nesters prefer to stay.

If you have a house and you decide to move into something smaller but possibly in a better position (closer to public transport, view etc) you will then need to spend probably after costs nearly the same - for a smaller place. Too much tax distortion.

My kids are still home but its going to be a tough decision whether to move.
 

Apparently, some discover after moving from the larger free-standing residence to an apartment, the other fees such as strata, fees for use of the pool/gym plus other add-ons are more than if they stayed and bought in services like gutter cleaning or garden maintenance. As well, they lose the use of the space they had. Ideally, it's better for downsizers, especially as they age, not to sever their social and medical networks. I know of couples who, for whatever reason, moved from Canberra to the coast, discover they have medical problems and need medical attention in Canberra. Not such great fun to undertake a two hour plus trip each way.

My view is think very carefully about these matters before doing it despite any pressure from maybe not so well-meaning relatives or friends. I've rejected the idea of moving at this stage of my life. It's my life to live not anyone else's.
 
An example of the costs of downsizing:

Due to advancing years my wife & I recently decided to downsize to a lowest villa in close proximity our son & his family. Luckily, only 5kms from our old home so community and services remain basically unchanged.

The cost of the sale of our home - preparation, advertising, legals & agent’s commission totaled $50,300.

The cost of the purchase of the villa - Stamp Duty, Legals, Registration fees came to $24,100.

Renovations to the villa - bathrooms, flooring, solar, HWS, appliances - to bring it up to a similar standard to our old home - so far $73,000.

The total Body Corporate fees are less than our old home insurance annual costs so that is a win.

Our villa is in a freehold community, not anything like a “retirement village” and there is mixture of elderly, working, school-aged residents which to me resembles a normal suburban street.

In our case the costs were more than covered by the difference in sale/purchase prices - but the Government, Agents & Legals were all compensated very well.
