The Qualitas Real Estate Income Fund will seek to provide monthly income and capital preservation by investing in a portfolio of investments that offers exposure to real estate loans secured by first and second mortgages, predominantly located in Australia.

The Trust may also invest in secured real estate loans in New Zealand from time to time to provide further diversification.

It is anticipated that QRI will list on the ASX during November 2018.

QRI Manager Pty Ltd (“Manager”), was pleased to advise that the Responsible Entity,The Trust Company (RE Services) Limited of the Qualitas Real Estate Income Fund (“QRI”), declared a distribution for June 2024.

The distribution for June 2024 is 1.1672 cents per unit which equates to a distribution return of 8.9%1 per annum at a net tangible assets per unit of $1.602.

QRI is my replacement in the yearly comp. for QVE ( which looks to be taken over )

Very poor result in term of SP, is this compensated by good distributions?
considering what it does ( for revenue ) it is very much like a bond proxy ( think mortgage-backed securities )

unless property prices rise markedly , or construction costs plummet i can't see how a sensible investor will get much in capital gains

but reliable ( as reliable as they can be ) distributions are the carrot here

maybe if RBA interest rates keep dropping ( and i think the RBA will be very cautious on cutting ) new investors will pay extra for the prospect of regular returns on their investment

i hold QRI ( my av. price is $1.585 )

not a large holding so far , but for expected capital gains i will look elsewhere ( such as WES , and NST )
